I teach two successful monthly local (Denver) classes... one for first time investors on the why and how to real estate investing; and one for real estate agents on the national and local market trends. 

Rentals may not vary as much but in the 40 years I lived there I saw that trend.

Just note that Milwaukee seems to be trending ever so slightly toward being more hostile toward land lords in recent years.  

If I were purchasing a home, I'd want 2 floors, but maybe that is just my own biased opinion, and the general sales trends of real estate in the area may be different.So, which types of single family homes are most popular to sell in a fix and flip project?

National Park tourism data will show that tourism has been on an upward trend since its inception in 1931, with 2018 finishing out at 12 million tourists.

I'm open to trending areas and suggestions nonetheless. 

Rising inventory, high taxes, increased (and often misguided) tenant protection laws, and demographic trends that point in a bad direction for future growth.

The trends are not in your favor.

Here is what I have so far:- Listened to 10-20 BP podcasts- Attended 1 webinar- Read countless forum/blog posts- Started doing preliminary research for markets (economical, population, other trends)- Researched "my niche", which currently seems to be between either flipping, BRRR, or typical buy/hold (see below for my advantages)I have a few advantages that I should leverage.
