@Sean Cole  don't think so Sean when it comes to precluding one's right to a foreclosure and ability to cure... this is basic contract law.. not respa  Like I said I see lenders do this.. and have been approached by HML looking to me for funds for their deals and when I ask about their foreclosure procedures this is their reply.. because in some states like NY I simply would never do a loan there because of the time lines to foreclose.

The user interface is clunky, the property advertisement page is very basic, and the ability to do "unique" things is tough.Some of the other services I use are Podio, ISC (for resident screening), Cozy for electronic payments, and rentalapplication.net for online applications (as it was free, but soon to charge). 

Every house I put a contract on I put $3,000 earnest money and I have the ability to close on it if my buyer walks.  

Some of the areas where that will cause investors to become frustrated are regular reporting, timely delivery of payments, accurate and transparent financials, timely delivery of tax documents, and the ability to meet target projections related to timing and returns. 

Stress the importance of your schedule and they should respond well to your work requests and their ability to do that.

There are several experienced accountants here who work with real estate investors and many of them are able to assist clients remotely, the physical location compared to the skills and abilities is of little importance.

Get a number (amortization) that works which will keep you with the ability to renovate successfully, while also providing a payment that will be assured passive income in his mailbox every month.
