The high closing costs at the sale was due to $9k sellers help with the closing along with a $3k incentive to the buyers agent which helped move the house along.

One other thing - I think it's a Warren Buffet idea but my basic philosophy about playing the real estate game is - when people are buying, I'm selling and when the market is selling (off), I'm buying.Thanks again for sharing your story, it's great to be sharing the journey.
