thanks for the suggestions. they really help me think outside the box. i put the house on postlets but nothing so far. those sites are very similar, so i did not bother to put them on the other ones.i had one showing by another realtor today, should get feedback soon.it's the first showing in 2 weeks, i think.

It's a good way to get to something small that has potentially been bothering the tenant.I have more than 40 rentals and I generally have 1-2 vacancies a month, under 5% for the year.

The little good information in there isn't worth the 100 hours of study, at least in my opinion.If you don't plan to get your license, don't bother with a typical licensing course...it's a waste of time.

More than anything recycling simply increase the cost of processing garbage.If you have to pay more to have your tenants recycle don't bother unless you can raise their rents to cover your costs + some.

HELOCs in Texas have "issues" that I in California wouldn't have any reason to know about, so I'm just going to point that out but otherwise set it aside and not comment on it.Yes, there are regional banks with regional footprints doing stated income HELOCs, some don't even bother with an appraisal.
