You have to remember that the 50K is money that they are putting into YOUR property so it should make it easier to release someday. 

And every time the house needs to be re-leased, it costs a month's rent.

College was strictly the privilege of the upper middle classes and higher because no one else could afford to pay for their kid to go to school, or have an able-bodied adult not participating in the work force.

They will (at least many will) but they will escrow the rehab portion of the loan and only release it as you provide invoices and proof the work was done.

If you wanted to do an additional 2nd home mortgage, you'd have to pay off the first or do something creative to "release" said mortgage product.

If you buy the house you can ask them for a mortgage release and they will provide it at no cost to you.
