These types of transaction are done all the time with FSBO's, Expired listings and estates.At 78 years old now, I still invest and assign contracts and doing more coaching and flip assignments using Control and Roll, auction wholesaling.Real estate is a great business, stick with it.

Having an auction date already set made it easier to negotiate junior liens because if it went to sale they would get nothing.

I am a new investor so pardon my lack of knowledge but, I recently came across a great job opportunity in my 9-5, however given the nature I am NOT permitted to purchase REOs from FNMA, or purchase homes in short sales or other foreclosure auctions where the home is secured by a FNMA-owned loan.

Another way for you to network is to going to auctions/ foreclosures...Or you can meet people in meetup.com for local real estate events.

Short answer is you have to stay for a year after the refinance.Happened to me some years ago when I refinanced, then a few months later found and bought a foreclosure at auction, a much roomier and newer property.
