My biggest worry with a Section 8 housemate is that the individuals reason for needing assistance would be something that would make them a challenging neighbor, and you are not allowed to ask if a prospective tenant has a mental illness. 

In fact, I would accept an entry level position with an investor as assistant in exchange for a small percentage and education.

They also assist in purchasing what they do not show.

I met with my appraiser a week ago on a refinance for a four plex I own, and I provided her with comps in addition to an income based valuation worksheet already filled out to "assist her".

I'm aware that other brokers make similar deals, so you need to check on recourse agreements to ensure a broker can buy back a note, I'd say PPR can simply because I've not heard a bad word about them or Dave, my comment is more to the practice of substation of notes as well as notes with agreements for the substitution of collateral; collateral should never be substituted without consent on an investor or holder.I'm pretty sure Dave or PPR will assist in securing collateral, that may not mean they cover the costs of a trustee or sale, don't know, but I've not heard of no risk investing in notes. :)

I would really consider an investor that is will to do a bit of mentoring as well to assist me in getting established and in return would be able to make profits off of our relationship.I'm asking the forum because I am limited to available time with regards to face to face networking.
