Chris after reading the guidelines for this it appears you shouldn't charge a pet deposit and can't assume the service animal will cause any damage.The tenant has the possibility of receiving doctors approval on emotional or for a service need.Since you are new to this you should just plan on doing an inspection of the home a couple of months after the service animal arrives.
