People that are actually working are always better than cold calling.

I have been cold calling at a brokerage and have learned so much being in that environment.

It gets COLD up here and we do lose power at least once a year. 

I cold call non owner occupied 1-4 units every day and have found sellers willing to sell at 70% ARV.

We have just been hit with cold weather here in NC.

Cold belt states and small markets could be years just depends on the new lease up rate and would that work for smaller tenants and their business model.

Hi congratulations on your start a lot of feelings and anxiety takes place as you try to learn and also make your first deal happen fast; my advice don’t take all the info on the web as helpful and you don’t have to pay for someone online class; my advice, talk to someone who wholesales in your area someone that wouldn’t mind teaching you the ropes ask around sometimes they are groups that are used in your city for other wholesalers as well.. well my inbox is always open for questions !

Other than cold calling every business in the phone book or Craigslist, does anyone have any suggestion, any websites you know of, to help locate businesses?

I cold call on a daily basis and find off market properties with older owners that are ready to get out of the game and properties are distressed, rented under market and have plenty of equity that you can buy into.
