@Anthony Dooley are thought process are 100% in alignment rentals especially C class are best left to those that live within a short drive of them.there is a reason 99% of community banks will not lend on these to anyone who does not live within their footprint.. they have learned over the decades and have taken to man loss's.I specialize in blowing up good local operators portfolios.. that's what I do.. off to the bank right now to fund 1 In ms 1 in OH 3 in MO and 1 in PH that's an average day for myself...

I'll just throw in another opinion that aligns with many of the others.If it's a grease clog, a jetting ($600) should get it cleared.You should only need to replace the run if it's cracked or significantly bellied.

Normally, if you get a settlement for damage and then make another claim for damage to the same component, the insurance company will require evidence you fixed the damage before they will pay the new claim.

Important to note that there are no other signs of the foundation shifting- no cracks in the brick exterior, no slanting of the property, miss aligned doors/windows, etc.
