When I came across the 70% formula I noticed it came out roughly with the same number that took me 20 minutes to figure but instead it took me about 10 seconds.Again the 70% of ARV minus repairs formula (or one of its cousins) is an easy shortcut for rehabbers to figure out their maximum offer to make 15-20% profit, which I've found to be roughly industry standard.If you are looking to sell a property as a rental, a 70% discount might not be enough for it to cash flow OR it might cash flow adequately at 80% or even 100% of ARV.

They will look at flipping during the previous 12 months, which by the nature of it being a recent foreclosure is an unlikely scenario but one you do want to check by asking your Title Company for a Chain of Title early in the process.

The price quoted seems OK to me; since I usually end up with natural gas-fired heat rather than the electric systems you seem to be getting you might have to adjust a bit for different energy source.I'm surprised that you are being told "no permits needed" for this.

Hi, you might install a keyed lock as well, tell them the keyless system is only used when the property is occupied.Also, you can also require them to provide adequate safety measures, perhaps the key needs to be under the safekeeping of two individuals, noy just one, a sign out sheet and proof of ID for only authorized persons to obtain the key.
