That book hands down changed my life, and it is one that I go back to reference quite often when I start to feel like I need to focus or if I'm feeling lost as to what the "next best step" is for me to achieve my BIG WHY.   

I am motivated to do what it takes to get my journey going.On a side note. 

Plus I’m just curious at people’s motivation that actually do purchase them.  

Cash for keys approach sounds great too me but I'm not sure how someone would be motivated to move out of a unit that is so below market rent for a sum that might finish in a year and they'll be stuck paying market rent then on.

Multi-family made it possible to achieve this goal in less than 2 years.

I negotiated via my agent and the former owners were very motivated to sell.

There are opportunities in every market @Jimmy Johnson, you just have to know the regulations, renovations, and numbers to achieve at least 15% cash on cash return.

I fully believe appraisers are most motivated/influenced by what the purchase price is and many of them don't seem to understand that buying a home at a discount shouldn't influence what the market value of the property actually is.

I've personally achieved growth from Dale Carnegie's book "How To Win Friends and Influence People" and choose to revisit the teachings at least once per year.
