They all have their own web based app now, thankfully, and is what i use at home and in my rental via Roku.

I try to group say 4 or 5 tenants together for 1 time slot with the expectation of a bunch of no shows.

There have been times where guests have read it and said "I'm not comfortable signing it" and then we mention to them that there are plenty of other nice short-term rentals they can choose from besides ours.After each reservation, we send the guest our rental agreement via Docusign.com from our web site or mobile phone using their app.Works great.Mike

We plan on continuing to purchase properties in our individual names until we max out our available slots. 

If anyone knows of a web designer that can create good sites of multiple properties - let me know. 

Call a broker in the area or get access to commercial real estate web sites to get an idea for cap rates in the area. 

Several RE companies have good web sites that have loads of  more specific details.

Please don't think I'm trying to be negative or troll-y, but if any developer has an algorithm for this, I would wager that developer would be reluctant to publish such proprietary information on the web so they can have more competition.The Knoxville market, and probably most/all of its sub-markets, have cooled substantially due to affordability and lots of other factors.

If so, this might be a way to free up your FHA slot.
