I spent the last 6 years working for a HealthCare IT company traveling consistently around the country implementing an electronic medical record for major hospitals.

How does she go directly to bank (she said it was in CA and she is in the midwest) then you state that she already has the capital yet she asked how to find a HML to fund the project.Since she does not have the money to fund the REO I would assume that she doesnt have the money to travel to CA on a whim and a hope.Jon's advice is best here, but I will add one thing.

My question here again, is do I have a legal case against the bank that aside from the obvious losses (Travel, due diligence costs, etc) I suffer a higher loss based on the fact that houses like this are selling for twice as much in the immediate area?

I am a GC with braod experience. Looking for someone interested in partnering on JV deals, such as property flips. Maybe your an Real estate agent, that can find good deals, but lack the muscle and know how on remodel...

During that time I also starting getting into the investing side & went into the travel business.

Oh - and "while I am out" also means when I am traveling - not just out of the office.

I'm from beautiful Western MA and travel all over New England - a full time Analyst for a major utility by day and a REI student by night :-) So far I have been to a bunch of REIA meetings and have been making offers on various properties.
