I too believe that the best choice of action would be to alert his competition or hire an outside force, but my father insists he would rather not add to the stress of the situation. in the end id say with this many problems id rather lose the problem all together as well.

Just know that many of us went through, or may even be going through still, very similar experiences.The advice I can give on the topic is this: The best thing anyone can do for their future is to force themselves to stop viewing obstacle like this, or any obstacle put in front of them really, as reasons they may just not succeed, and instead start looking at these things as the biggest reasons they MUST succeed.

You may still need a authorization to release from the borrower before the lender will talk to you.There is no way that I know of to force a lender to work with you just because you have a deed.

in other words, you were being forced to give up lien rights before getting paid.Now the waiver language states you give up your lien rights after the check is deposited.W9 are for both individuals and businesses so yes, get a W9 from your contractors.

Don't ignore your intuition.If I were you, I would not lose sight of the fact that your decision to force the move of one tenant will indeed impact the lives of the other two tenants who have developed a relationship with the one who was asked to leave.

I also see the opposing forces of a transitory work force that moves to where the jobs are with the ability to work from home...I'm not sure what that means, but I feel like owning SFR's is a good way to hedge those trends.I wouldn't mind a stable renter that ran a 3D printing empire out of the garage of one of my houses (as long as they keep it tidy ;))
