I'd buy the stainless from your friend & store them until something goes & trust me something will fail.

In addition, you should add a clause to the lease that states that inoperable vehicles cannot be stored on the property.

Perhaps they can check to make sure that stores have the right retail balance  to make the city happy?

And per the commercial use, we don't plan to receive clients as we manage everything remotely and, the shed will be for storing the tools.

The numbers work for now, TBD on inspection. 2) Worry less about a serious reno since we're already throwing more cash at this than I'd like, throw a fresh coat of paint on it, rent and refinance just enough to make back what we put in.

I also think they should add a place inside your account to store maintenance contacts, like your plumber or handyman, and be able to alert them through Cozy about my needed repair.

I guess we just have to wait it out and see what the market has in store for us

Currently we (all the landlords) are repaving the parking lot, installing security cameras, landscaping, fresh paint on exterior, new roof and updating the laundry room.
