Investment Info:

Single-family residence fix & flip investment.

Purchase price: $106,000
Cash invested: $9,000
Sale price: $163,000

Lite rehab. Keep it simple. Fresh paint, new doors, and some landscape. Ran into a few issues with the electrical but had it fixed in an hour. The most expenses part of the rehab was the front door. 🤩 Overall one of the easiest ones I have done. After all the cost walked away with a nice profit.

What made you interested in investing in this type of deal?

Knew this would be an in and out project

How did you find this deal and how did you negotiate it?

We found this property through an RVM campaign and someone in my office (Jesse) took the lead and negotiate the price.

How did you finance this deal?

Through private money.

How did you add value to the deal?

Just by doing a facelift. The seller had his daughter living in the property and just was looking to sell fast.

What was the outcome?

A nice profit for less than 3 months
