I mean just by the age of the prop, we can talk about possible foundation, structural (cracks), mold what not but again, opinion & even visual inspection won't do it.

It is my opinion, after 40 years of successful real estate investment experience, that most investors seek the WRONG type of real estate education.Learning specific techniques and strategies associated with a particular type of real estate activity, is an attempt to shortcut the acquisition of a foundation of general real estate knowledge, which takes more time.

Update: My inspector found asbestos floor tiles present, which were compromised so they would have to be remediated, an 8ft crack in the wall in the foundation, and rotted wood around the basement door.

They might be selling for roughly the same price.But the ninety-year-old brick place was built MUCH stronger back in the day, with a much heavier foundation, and the brick veneer and slate roof makes it far less permeable to the elements.

While I can agree in theory to this, a foundational law of REI is that: You make $ when you buy, grow $ when you rehab, reap $ when you capitalize ("selling" can take many forms).

You don’t have to stay in the trades but being as young as you are 5-10 years will give you a really good foundation for investing.

As long as the property doesn't have any major structural issues right off the bat (so you won't have to spend money to fix it in addition to providing money down for the purchase) like foundation/hvac problems or a leaking roof, everything else should be functional as a home for your 6 person household.What do you think?
