* Some mold on wood (dark staining) in attic, inspector thought it was due to the crawl space having moisture in it before, crawl space was recently totally redone and looks very good now.

And I've been researching around on the internet it looks like "wood like tile" seems very durable solution. but my contractor told me it's very pricy - 3 times more for material, 2.5 more for installation.

I completely agree with @Roy N. - but beyond that @Arnold Oh, consider the merits of investing your available cash in fewer properties to own them free and clear versus using your funds as down-payments and getting loans for the remainder to thereby obtain more properties.
