@Amanda Rose, I don't know about a "best way", but here is what I do.

The bigger point is not whether you want to give this lady a better fridge, it is that the tenants don't get to dictate the terms of living arrangements. 

My mother was always the lady at the office, I was the repair boy growing up and my Dad was the guy who picked up the money from the coin laundry machines and managed the property.

It's still listed under the lady that died in 2018
