Definitely attend local REI meetings and speak to more individuals about your investment criteria. 

I haven't personally used Chase to finance a mortgage so I can't speak for them.  

If you want to go commercial, I would start speaking to some of the commercial brokerages now to see about working with them.

These are private placements, so there are qualifications that you must have but,  they will take your "leftovers" so to speak, so that you do not have to worry about a timeline and possibly be liable to tax.
