There's agents that make $1mil per year working with one investor and some that earn that much only selling two listings a year working with no investors directly.

Hey Maungmaung,You can definitely ask for the rent rolls for the seller and after you're under contract and during option period you can ask the listing agent for copies of the lease agreements.

Cash offer do carry weight as they can close quicker, don't need appraisals etc, but as an agent that works with buyer and sellers, I've seen it many times where a seller will pick a different offer due to some connection to the buyer (ex military, young married couple just starting etc) They want to know its NOT going to an investor specifically. 

Keep your focus on how much a property is listed for, how long it's on market, and what it eventually sells for.

Anyway, with these goals diverging in some ways, I'm feeling the pressure to ensure that I present him a great deal and pick a winner first thing.

The GC should have a list of the violations & be working w/ you on the renovation plan & getting the permits.  

This property is in a great area for me in North Arlington (great schools, stones throw away from a huge community park, and close to I30), and the plan is to live in it for a year or so before renting it out (I’m sure I’ll be picking your brains when the time comes!). 

Timing of the sale of each might be an issue, it's a complicated strategy you will want to think through and plan for before you list either property.
