I have not had an official reappraisal done on the property, but I think the property will appraise for AT LEAST 450k, but I think higher.

Having this said, I understand there are no guarantees in life but:Is there any tips and tricks to make sure your investment is fruitful?

Also, definitely stay away from websites zillow and Icomps for comps- those sites can be up to 70% off on their numbers.Now I don't know the specifics of your deal like beds/baths, lot size, etc, but looking at comps within a .1 of the area, I would guess you'd be in the upper 300k range.

But that is because I had my contractor walk the site with me and determine what we would be doing.
