I want to take out half of a wall (to open the kitchen to the living room) and expand the footprint of a couple of bathrooms, but I'm not adding additional square footage to the home.

This includes replacing all older AC units, updating kitchens with new countertops, paint cabinets, updated light fixtures, including ceiling fans, updated vanities in the downstairs 1/2 bath and a few others odds and ends for the place to look updated.

Try a fire in the upstairs gutting the LR+Kitchen, and water damages to the lower unit. 

I had white appliances and wanted my kitchens to stand out against other rentals in my area so I started hunting on CL.

My best tenant ever did not set the house on fire, or let his dog eat the kitchen floor.

One could put a bed in the kitchen and sleep there if one wanted to (I think I've seen one of my tenants doing this before).When a buyer comes in to look at the house, it will be obvious to them if the room has a closet and a window.
