An asset is something that returns more money than you put into it...otherwise it's a liability.Let's say you put two identical houses side by side, with one owned as a rental, and the other lived in by its owner (house hacking, duplex, etc...all qualify here). 

So the historical revenue on one could be drastically different from an identical unit on the same street, depending on how the owner manages the property.

So if you're on Section 8, or if you're on Unemployment or student loans (things that are theoretically designed to be temporary) - we have to treat your income identical to that of a W2 Employee.  

I am in nearly an identical situation although my partner is being more reasonable on the pricing.

The interest rates for vacation homes used to be nearly identical to the rates you would receive on primary residences.
