I agree with the previous posters regarding their suggestions, and I'll add my two cents. 

Perhaps I'll lowball them a bit (banks won't even finance less than a 1.25 DSCR, and I think with current operation it's about 1.2) and see what happens. 

I'll run the numbers to make sure I can still cash flow without them.

He is 19 yrs old (I'll never rent out to teenager again), said the garage and driveway is part of the house, and his lease is for the house and it is shared, while I told him that his lease is only for his bedroom not everything on the premise. 

I'll be targeting single-family homes with good school ratings that I can purchase at a discount for one reason or another.

With our concentration in California, I was curious if anybody has had similar experiences in other states?

Just to be clear, I’ll be leasing apartments and homes to host Airbnb guests.

I'm not doing ads on Facebook, Instagram etc... my thought is the people who need to sell their home fast are more likely to be watching TV or listening to the radio..I'll drive by any properties that seem promising and call the owner back for a chat.
