What you do with your money is your business, except the IRS wants its percentage of the profit (well, less any other deductions that apply).Don't forget that investment properties have to take depreciation.

You will need to qualify as "real estate professional to do so" Which simply put is spending 750 hours in a real property trade or business, and more time in that line of work then anything else.

Which in turn will bring plenty of other investors and general business to the market.

And last summer I made around 10k each property each month in busy season.

I think more and more Realtors will leave the business, which is great for those of us willing to put in the work and navigate the changes so we can still help people buy homes.

If it's a property that we intend to hold and the market data shows that the average property sold above the list price within the last 6 months, we may go above the list, but we will not go above the target we've set for our business.
