I have an LLC that I'm looking to purchase some real estate with, but I might finance the real estate with some money that I currently have in personally owned shares.

Looking for guidance from this amazing group:Opportunity to purchase a condo for a STR that will not quite break even from a cash flow metric (obviously depending on financing option), but I'm good with that.

Purchase price: $200,000 Cash invested: $65,000 Owner-financed purchase of home on 12 acres outside of Eugene, OR with long-abandoned 3 bed, 2 bath century farmhouse.

How did you finance this deal?

If it’s the former, that’s likely a myth for this type of project; the latter is understandably frustrating and costly if financing involved.

Please help because we have a financing contingency and our realtor is acting like they won’t get it done. 

The biggest difference to me would be in financing. 

How should I finance this deal?   

I currently invest in the eastern Canadian market but I'm thinking of expanding to the US and targeting seller financed deals.
