Or if the note is good quality, you can just enjoy the income stream of a $10,000 note that you bought for less than face value.Another strategy I'm a fan of is tax lien sales.

@Cara NallCP2501s are frequently issued for "matching errors" and don't necessarily indicate an incorrect tax return.Generally the 1099-S amounts for rental properties sold are reported on line one of the 4797.The link you referenced merely contains instructions for TurboTax and doesn't clarify how the sale of rental properties were actually reported on your return.If the sales were reported correctly, a CP2501 notice can be frequently cleared up with just a letter explaining everything.It's not really possible to tell what's going on in your specific situation without seeing the complete notice and a complete copy of your tax return.

Your competition won't be AS high for STRs (both in acquisition and marketing your own) as tourists tend to frequent Destin moreso than Pensacola Beach, but there are still plenty of folks that visit P-Cola and nearby beaches for concerts, festivals, conferences, TDYs, Blue Angels Weekend, etc.

I'm not a huge fan of pastel color interiors; a fresh paint job and some hardwood floors (or vinyl wood flooring) may change your perspective on the entire place (crazy what a few changes like that can really do for the look and feel of a property); again, seems like it is in great condition.
