Finance 2.0 will come in and make most of investors obsolete in the very near future unless we get a sturdy footing now and become the willow and not the oak.As to fade that occurs in deals and trades as you mentioned, I (generally) think this is part of a larger trend we are seeing in this uncertain and inflationary environment.

The influx of people and conversions of single units to Multi units have spiked dramatically in the past three years and still happening where I can say that I see a increasingly demanding rental environment predominantly out of the Brooklyn populatIon. 3 out of my 6 units are rented to entire families who moved from betstuy exactly due to the fact (from what I was told)leases were not being renewed to tenants who had no substantial tenure their or could not afford new leases due to “upgrades“.

@Matt CamilliereIdeally I want both but if I can only pick one in our current environment and my current situation I would want appreciation to increase my equity much quicker..Cash flow is great but if you have a bunch of tenants without jobs or stimulus checks your cash flow will stop or decrease and if your State doesn’t allow you to evict your options are limited..For me having a lot of equity / high appreciation is a great insurance policy it provides options during hard times.

In my estimation the approach is to go after the whale like Netflix, rather than fostering an environment that creates a Netflix and the hundreds of ancillary business.There are areas where the wealthy of the area live but you don't see much outside of those walled communities that inspires investment and redevelopment in my opinion.It seems like a City treading water at best.
