@Mathew Fuller unless you are installing the flooring yourself, there is no cheaper flooring surface to refinish than hard wood floors generally speaking.

Extremely open floor plan allows you to entertain on both levels.

Without that, he has already known 2 issues with the 3 rooms: missing fire block, wrong insulation, wrong heat duct (they open it from the existing duct that is used for the first floor – to get heat in the basement, it is wrong, it needs to have a separate duct).And only after removing all the drywall and ceiling, our builder will be able to tell us if there is anything more to be fixed to bring it up to code.We finally have the certificate of occupancy for the entire basement today - after 8 months.

Floors have a 10 year life.

I added value with some drywall work, a good paint job and all new flooring.

The industrial market is also the most affordable per square foot because, at its core, an industrial building is just a concrete box with a few rolling doors and windows. 

It is good to know what amenities they are offering (pool, gym, in unit laundry, open floor plans, etc), rent they are seeking and concessions being made.  

The second floor was converted into an inlaw suite by adding a tiny kitchenette and exterior door with steel stairs.

The underlay is concrete so we really didn't see an issue.
