@Paul Caputo, @Christopher Smith, The property was occupied by the tenant for the first month of ownership, however, she didn't pay any rent (was part of the deal).

It would also seem Lee’s “arms length, fully exposed to the market” with him on both sides as an agent.

@Lee DavisThere is typically no difference assuming you are just renting out the property and not providing any other services, but if you use the vacation rental for your own personal use sometimes, you have to watch out for the 15-day rule!
