In speaking with some other investors in my state (New Hampshire) I can across a state tax situation that I was not aware of and was looking for some clarification.In NH when you sell a piece of real estate that is used for business purposes (generating rental income) you are subject to the Business Profits Tax (approx 8.5%).

If you live there 2 out of the last 5 years as your primary residence, then your cap gains will be tax free (up to $250k for singles or $500k for married couples) ... to be clear, I think you probably should NOT sell at all, but if you do decide to sell, you need to be aware of this rule for timing as it could save you 10's of thousands in cap gains taxes.

Be aware that if you or pets inhale it, it could cause damage. depending on the intensity of the infestation, consider using a shaker with small holes to distribute it on follrs, carpet, upholstery.
