The area is showing total building vacancies of 30% and out of the rest of the buildings half are owner occupied and half are rental.I don't think the timing is right.It's best to let the government do the heavy lifting with the grants,etc. and get it to a certain point where it is about to turn over.

Brandon Turner California is a HUGE state, and it takes all of the most populated areas like southern California, the Bay Area (usually misidentified as northern California) etc. to build up a lot of steam for a period of a several years, in order to lift the rest of the state out of a big slump like its seen.

I'd shop around and get an apples to apples comparison and source your own materials to see if you can get a lower bid from another contractor.

You'll need both to be present or to be near coming to market during the time the contract between you and your buyer is consummated so that you can not only justify the pricing but also get your home appraised for the value needed to obtain financing for the buyer too.If you see the upgraded comp selling as an example for 25,000 more but the upgrade cost to do the work is 10,000 then you may have a 15k spread given everything else is apples to apples, same.

I got the inspection report back stating roof was approximately 8 years old (supposed to be new), furnace approximlatey 15 years old, AC unit 10, soffits hanging down, rotted door threshold, bedroom door that doens't latch, front door that has gaps to the exterior, electrical ground cut, a/c condenser line broken, basement foundation cracked, counter tops lift off (not sealed to cabinet), toilet loose, driveway and walkway leading to front door cracked, iron sewer line leaking, bathroom sink has leak in pipe (in the line, under the sinkbowl) and a few other items.I know not everything on the inspection report is a big deal, and inspection reports always have items on there, but..................... what concerns me is the fact that the roof was marketed to me as being new and is not, its approximately 8 years old.... the HVAC was marketed to me as being under 5 years old and its not...... its over 5 years old (with issues), counter tops weren't sealed to cabinets,soffits were supposed to be repaired (according to the scope of work) , and the foundation is cracked (which could or could not be a big deal).
