The entire project challenged me, as I had to essentially become a contractor (didn't have the money to hire anyone).

I later learned that it may be possible to split the lot through an SB-9 lot split which may optimize the value creation.I would love to connect with community members who are planning / in the process / or have finished an SB-9 lot split!

most states you need to have a Brokers license to do that. as @Linda Weygant had mentioned, you are now taking passive income and turning it to Earned income where you will be paying self employment tax, insurance for the co. and possibly a higher tax rate.

It also usually comes with the bonus of lowering their monthly expenses over what they were paying in rent, but immediate cash flow is not always possible given the purchase prices in the areas most of my clients want to buy.
