I don't know how long you plan to rent it out, but when I was looking for property managers, one of them told me if you have a good reliable landscaper,  besides mowing, they can help you shovel snow in the winter, help picking up trash, and otherwise alert you to whats happening, especially if the place is vacant.

I currently am doing airbnb, but winter is an upcoming concern as vacationers don't rent as often. 

I also have 100% of my VA Home loan which we planned to use next winter to purchase our first MFH house hack somewhere in the Edgewater, FL area.

The quote for a heat pump was about $9,800.00, which would include one external heat pump that would power four "through the wall" units to distribute heat and AC throughout the house.We are eligible for about $2,300 in rebates on that system, so that drops the net price to $6,500.00.Once we install it, we'll drastically reduce our winter electric load, leaving us more power to sell back to the local utility.

In the winter months the lakes are drawn down and in some areas are little more than small rivers.

It looks like prices are getting every time a little bit steep, good for selling, so I'm in no rush, until the peak (suspect on winter time).

It seems to be at max occupancy in the summer but winter it is probably sleepier and not especially close to UCSC for visiting staff.
