For those little repairs, consider having a quarterly/semi/annual repair trip for their handyman to address all the tenants little issues.

They get richer by selling people baloney and sadly, people trip over themselves to hand over their money like suckers.

I have never been but planning a trip soon.

Many So Cal residents will drive to the San Bernardino County mountains for a mountain staycation before they make the lengthy trip to Yosemite, Sequoia, or Mammoth.

While my revenue numbers were no where close to what you have, we bought it for other reasons (essentially free trips to the DR that at least one per year was tax deductible to check on the property).  

Its def worth a trip to look.Connect with me and I can give you at least my insider take on it.

They also do field trips and hold a lot of helpful seminars-priceless for a new investor!

Its a bit of a trip, but I think it would be worth it.My 2 cents.
