The main reason is that so few agents have a solid understanding of investing, especially creative investing, so investors find it easier to handle things themselves or have their investment specialists on staff handle it.  

I am told by the Auction.com closing staff that I will need to get an eviction order to get the title fully clear.

Peter response was and I quote "your an idiot" you have no experience and do not have the staff to handle it.

There is always something happens like incorrect billing, forget raising rent, over charging on repair and maintenance, and to deal with a completely clueless staffs.

But for flipping/investments your broker should get their normal fees/split as they Do have overhead, office staff, liability, e&o, etc.  

I also like to ask title representatives because often they have an attorney on staff that can help with that question.
