They could say you put mold and cockroaches in their home but the real question is would they win in court.Wholesaling just like Rehabbing, Note buying and being a Landlord aren’t illegal. but as with any paths in Real estate I would highly recommend adding a Real Estate Lawyer to your team as their are a lot of nut jobs out there.

From my mailing, I'm constantly being contacted by owners of free & clear property that won't come low enough on pricing for me to wholesale, but are more than happy to do super reasonable owner financing deals.From advertising my wholesaling deals, I'm constantly being contacted by buyers with down payments that want owner financing (owner occupant).How do I (legally) structure these deals to make it a Win/Win/Win?

I work for an investment company/ property management company in Greenville South Carolina and we cover the Upstate and surrounding areas. of course on a regular basis go to court with our tenant and win on a regular basis you just have to have all your ducks in a row all your documentation correct.
