Too many factors to determine, are you doing the work yourself, or using contractors, if you are using contractors do they specialise in basement conversions, what class of finish are you considering, what is the extent of work required to put in the plumbing.From nothing to finished is going to be more than $40,000 but there are too many unknown variables.

I VERY seriously doubt it, but my point is to go into this thing with your eyes WIDE open.

I built in New England for years and was always able to get the projects complete.Depending on the extent of your flip watch for freezing pipes.

But also wide open to other deals that make sense especially in PG County where I live. 

We invested in a camera a long time ago and use high resolution wide angle shots for all of our listings for both sale and for rent.

Also note that the only one you can control to some degree (and it varies widely) is your insurance premium.
