I have been scanning the MLS, working with wholesalers, and contacting FSBO's everyday to try and find more deals for us, but it has been very difficult, especially with the current market we are in.

@Levi Friedbauer You should start networking with local wholesalers, investors and lenders to get your name as an investor out there and start getting leads.

Also, I am looking to connect with property managers, landlords, real estate agents, and wholesalers as these areas interest me as well.

@Tony Marcelle Okay, to be frank....you have no business trying to wholesale with no money, and apparently a lack of knowledge.  

Has anyone ever gotten property from a bail bondsman and if so, what can be expected?

If property has liens, what is the best way to to get under contract and close on this deal?

I would greatly appreciate any guida...

As the “wholesaler” middle man

Plenty of wholesalers do it this way - they close on the property and spend a few hundred bucks cleaning it out and then they can have as many people inspect the house as they want without the seller objecting, etc.

The other issue is my market is saturated with wholesalers and rehabbers mailing everyone.

Hey investors, I'm getting ready to throw out a direct mail campaign in hopes of landing my first ( and several more) wholesale deals.

Often if the sellers were "price proud" I would explain seller financing to the agents and some of my best deals were completed with agents bringing me debt free sellers.May be a Memphis thing but then I built relationships with every wholesaler I could. i rung every craigslist advert every day and within a month I had met pretty much every wholesaler in the city.
