Others have posted that their underwriting criteria is so strict and fees so high that its very tough to get a loan that will work and these folks just give up and end up with 3k worth of educational material and NO 100% loan.the reality is right now its never been easier to get a HML 80 to 90% financing and 100% of renovations..

There's nothing wrong with it, but folks playing on social media realized you can purchase a ton of property using other people's money and you get a piece of the profit for putting it together.I've always viewed syndication like a hedge fund, except for real estate.

So, technically I do not believe we are saturated “overall” in the Smokys but we have gone back to 2019 numbers, where a basic old style cabin 2 bedroom with a slight view does 40-60k per year gross.
