Rents/price are basically the same as SFH (1% or so) and if it's a duplex you're only saving tiny bit in maintenance (roof).

While underwriting a potential acquisition I stay conservative an estimate $100-125/unit.Taxes: usually a known quantity by visiting the Escambia County’s or Santa Rosa County’s Property Appraisers site.Capital Expenses: I typically estimate these between 5-10% also.

On multi-million dollar listings, the standard is 5% split in 1/2 for each agent.As an investor who flips, I never pay more than 5% for even the $300k homes, but I give quantity so the agents agree to it.

this is super common so don't worry. yes, asking for money from friends/family or potential business partners is a fantastic idea, but doing so without credibility is going to be tough.i would suggest doing what they wrote above - wholesaling/birddoging/or even saving money until you can build a small bank roll, find a cheap property to flip first (mine was a tiny condo), use a hard money lender to help fund it, use your money to rehab it and HOPEFULLY, sell for a profit.
