The prep course teaches you how to pass the test, not be a GC.  

It's cheaper than what it would have likely cost me and it teaches the tenant a lesson that he will remember. 

Or a find a willing investor that could teach/show you their proven methods.

Well, if you're too busy, hire a college intern, go down to the community college and asked for the business department, or the communication departmentSay to the head of the department, (and be in a business suit please), "I am wondering if you can help me, I understand you teach business or communications students, I am offering a paid internship for a short time, I'm looking for a marketing person, good with people, attractive, face-to-face work."

They teach everything and how to work with investors. 

But you're right, I would assume that the distribution would be skewed more toward higher expenses ratios.But the problem is - most schools do not teach enough math for the average person to even have a basic understanding of distributions at all.
