Your goal is to have the least amount of your money tied up into a deal as possible while having the highest cash flow come back.

These are  not assets or anything that is tied to the purchase of the duplexes. 

How long are you willing/able to tie up the 100K? 

The house was built-in 1938 with a railroad tie foundation.

Makes it easier to save and less capital tied up in the deal.It really depends on the lender and what percentage of your rental income they count for.

If they perform well, I'd love to use them to make offers, but I don't want to be tied in if they get busy with other clients and become unresponsive (which happens a lot in this industry).
