This is just my personal choice, not meant for apple/android/windows debate...

I made up my mind that I want to invest out of state just because I cant find anything in California where I live.I am narrowing down some areas of choice Ques I have for you guys is what are some of the things you do or re-search for to make you want to invest in that area? 

I don't know where you are I was not able to give you any answers with your geography.Build your buyers list by making good choices when you get good deals. 

That said, I'm looking for insight on how to legally and strategically transition the building back to standard, non-section 8 tenants.If purchased, I fully intend on honoring the balance of the leases (about 9 more months).

@Ginger Jones Even more important than the market choice, is the choice of the team you work with. 

but others thats all they want to do... so its all personal choice right ?

In my opinion the lead investor will likely make the right choice but there are some instances where they make a little extra risk and hold on for potential appreciation.

Either way, you're giving them a choice to earn for sure money now, or spend thousands of dollars on a chance.
