Since you're selling 8 SFRs, this could break up into multiple distinct exchanges (most likely), but you have the option of combining multiple sales into single exchange purchases. 

Some pros with turnkey: you don’t have to source deals, no rehabbing, streamlined process, fully rehabbed property(with the good companies), some can come with tenants in place cash flowing from purchase. 

The self serve option is hit or miss, I wouldn't use it in a city with strong squatters rights.
