No one knows anything regardless of what stats they can quote or however smart their argument sounds.

I'm starting to have companies give me estimates for replacing my two rental units HVAC systems and after a little research have come across the notion that the installation has a lot to do with the long term quality of the AC and furnace. 

My goal is to replace my income within ten years from the cash flow from the rental properties I'll be buying. 

Sounds like a lot of good Fun.  

Hi @Anthony Phillips, It sounds like you are trying to buy and hold which is probably better to do by yourself than partnering with another investor.

The people here have a vast amount of knowledge and are more than willing to share their experience and provide sound insight and advice.

Sounds like a short sale is not an option.Buying sub2 and lease optioning to someone handy may be a good option if your okay holding for a few years.

It sounds like you have several of the skills needed.  

My short term plan is focus on buy and hold until I have replaced my I.T. income.  

Obviously one of the main factors is finding investors, and this sounded like a great opportunity.
