I would love to connect with someone who owns properties in Mentor, Willoughby, Painesville, etc. 

But until you get someone living their or it sold, they will probably keep showing up

People are only paying appraised price for properties so sellers are simply finding someone off market to pay appraisal price and not have to show the properties at open houses and disturb the tenants. 

I know someone who buys land in richmond va.

Make sure you have someone you trust running the numbers with you, and if that someone is a mentor or person that is very busy offer to bring them deals, pay them for their time, or bring some type of value to them (work for free on other things they are not good at and you are). 

Unfortunately my credit took a huge hit because I co-signed for someone’s vehicle and got burned with them missing 8 payments.
