I love the idea by @Clint Jusino to do seller financing with the parents, but it depends where they are going and if they need a bigger downpayment to get something else.

I'm considering doing a short term rental (duplex) in the Playa Del Rey area.

By design the bridge loan in most cases will only be held for a short time.

First, hopefully you communicated with your Landlord in the beginning about the short payments and didn't just not pay as usual.

Obviously we have our people scouring the MLS daily for opportunities, we also have a lot of off market properties come our way from the management division, as well as other deals that come to us because sellers know we have a large buyers pool of serious buyers.Find the right investor focused agent and they will put deals in front of you.

We want to learn seller finance, subject-to-, wrap-around mortgages, ect.

With 300k you can get about 6 SF  ( seller financing) combo Duplex with 10% or better net caps.

Given you have experience with house-hack it may be a good option to look elsewhere.I'm also curious as to whether you are considering other creative options like short-term rentals, mid-term rentals or working on projects that require more rehabs.Best of luck!
